Prices by island
Price per square metre is the cleanest way to compare across a market where plot and home sizes vary wildly. We use the median, so a handful of trophy listings cannot skew the picture. Here is how the islands stack up.

What this means for foreign buyers
Since the 2025 reform, a non-Seychellois needs a market value of at least SCR 10 million to buy a house with its land. Of the homes on the market right now, 87 already sit at or above that threshold, which is the pool a foreign buyer can realistically consider. How we compiled this
The figures draw on 371 properties, of which 283 carry a published price. Price per square metre is only calculated where both a price and a floor or plot area are on record, so those samples are smaller. Values are shown in your selected currency, converted from a Seychelles rupee base at live rates. This is a directional guide to the market, not a formal valuation.
