One of the most common questions foreign buyers ask is whether buying a home in Seychelles gives them the right to live here. The honest answer is that for most purchases it does not, with one important exception. Residency runs on its own track, tied to investment and permits rather than to a title deed.
Does buying property give you residency?
As a rule, no. Owning a home in Seychelles does not by itself grant you residency. The one real exception is Eden Island, the marina development where the government allows foreign freehold and, as a concession, lets owners apply for a residency permit for themselves and their immediate family. Outside Eden Island, you need to go through one of the immigration routes below.
Permanent residence by investment
The official investor route is built around business, not property. It calls for an investment of at least USD 1 million in a Seychelles business, together with the means to support yourself and a track record of legal residence and business association in the country. A permanent resident is then exempt from needing a work permit and can buy residential land from the Government at half the usual sanction fees.
Government fees run to a small processing charge on submission and a larger fee on approval. There is no fast, property-only permanent residency, and the widely repeated idea of a two million dollar real estate route is marketing rather than official policy.
Working or running a business
If you plan to work or run a business here, the permit you need is the Gainful Occupation Permit. It is mandatory for any non-Seychellois who wants to be employed or self-employed, and it is arranged through the Ministry of Employment and the Immigration office. Setting up a business usually starts with a project memorandum to the Seychelles Investment Board.
Citizenship
Seychelles has no citizenship-by-investment programme. Citizenship comes only through long residence and naturalisation, which requires many years of legal residency. Buying property is not a shortcut to a passport.
