What foreigners can buy
A non-Seychellois can buy privately owned bare residential land, but the plot has to be worth at least SCR 4,000 per square metre and sit between 2,000 and 4,000 square metres. State land, agricultural land and protected zones are off the table.
Building and permits
Any build needs planning approval, and coastal or hillside sites bring their own rules around setbacks, drainage and the environment. Factor design and permitting time into your plans.
Freehold and leasehold
Most private land on the main islands is freehold. On the outer islands a foreigner can only take a long lease, never freehold.
