A standalone house is the classic Seychelles dream, a private villa with a garden and a view of the water. It is also the route with the highest bar for a foreign buyer, because the government reserves foreign ownership of houses for the top of the market. Get above the threshold, though, and the choice runs from hillside family homes to beachfront estates.
What to know about houses in Seychelles
The SCR 10 million floor
A non-Seychellois buying a house with its land needs a market value of at least SCR 10 million, roughly USD 695,000. Below that, houses are reserved for Seychellois buyers.
Duty to budget for
A house carries the full 12 percent sanction duty on top of the 5 percent stamp duty, so the transaction costs are significant. Our cost guide lays out the full numbers.
What the money buys
At this level you are looking at sea-view villas, homes with pools and gardens, and in some cases beachfront. Location and outlook drive the price more than floor area.
